El volumen de inversión en oficinas en España cayó en el primer trimestre del año hasta alcanzar los 680 millones de euros, lo que supone un descenso del 17 por ciento con respecto a los tres últimos meses de 2007.
Según un informe elaborado por la consultora inmobiliaria CB Richard Ellis, la inversión en este segmento también disminuyó en Europa un 38 por ciento, al pasar de los 58.000 millones de euros registrados en el último trimestre de 2007 a los 37.000 millones de entre enero y marzo de 2008.
El estudio añade que en el primer trimestre del año no se registró en España ninguna transacción por encima de los 100 millones de euros, exceptuando la venta de la sede central del Banco Santander en Boadilla del Norte (Madrid).
El director de Búsqueda de Mercados de la compañía, Edward Farrelly, consideró que el descenso de la inversión se debe a la falta de liquidez de los mercados y al endurecimiento de las condiciones crediticias, los cuales "están limitando la capacidad adquisitiva de la demanda y retardando el cierre de operaciones".
"Las expectativas de los propietarios sobre los activos no se están adaptando a los cambios del mercado, lo que está generando un desajuste entre oferta y demanda", precisó.
A pesar del descenso general registrado en Europa, la actividad en algunos mercados "sigue siendo saludable", como es el caso de Finlandia e Italia, donde el valor total de las operaciones se ha visto incrementado en relación con los niveles registrados en los últimos trimestres.
