El desinterés de los ciudadanos por comprar vivienda y el poco entusiasmo de las entidades financieras por prestarles dinero se ha convertido en la mezcla perfecta para desplomar el negocio hipotecario en España. En los dos primeros meses del año, la banca prestó para la adquisición de pisos un 49,7% menos que el año pasado.
Y esa caída histórica no es consecuencia de un abaratamiento en las operaciones cerradas, sino, sobre todo, es el resultado de la caída en la formalización de operaciones. El número de préstamos firmados cayó un 40,2%, mientras el importe medio descendió sólo un 15,7%, hasta situarse en 123.643 euros. Está lejos de los 152.300 euros del récord de agosto de 2007, pero es un 1,3% superior a la de enero.
Los expertos creen que podría ser un indicio de la recuperación del mercado inmobiliario, que esperan que se expanda en los próximos meses gracias a la caída del Euríbor. En abril, la media de este indicador, que se tiene en cuenta para calcular el precio de las hipotecas, se situará en el 1,77% (faltan dos sesiones), frente al 4,82% de hace un año.
Eso supondrá que el titular de un préstamo de 150.000 euros, a 26 años, pasará a pagar 245 euros menos cada mes si tiene revisión anual. Para los que actualicen su hipoteca cada seis meses, el abaratamiento será de 290 euros. Son bajadas en el entorno del 30%, que permitirán aumentar entre 3.000 y 3.500 euros al año la renta disponible de los hogares con una hipoteca media.
